For a while now, Leipzig has experienced a genuine boom. Every year, around 10,000 new residents settle down to live in the Saxon city. The Complex

This masterfully designed and constructed office complex is located on an easily accessible site in Leipzig-Volkmarsdorf. Three buildings comprise the complex; the main building (Building 3) is a six-story structure set off by a glassed-in atrium that opens up into a ten-story rotunda facing Torgauer Platz. The Triangle (Building 1) is five stories, with a basement that connects to the main building. The main building with its tower as well as The Triangle both have flat roofs with gravel-and-tar roofing, while the atrium roof is fully glazed, with doorways opening to the building wings at the sides.
The tower features terraces and balconies, while the ground-level storefronts sport glass-covered arcades. The two-story pavilion (Building 2) features a smoothed barrel roof made of standing-seam metal. The second floor has been designed to serve as a gallery and is accessible via an open staircase.
In the rear of the complex, there is an underground parking garage with a turnstile system and a separate entrance and exit. Additional turnstiles for delivery vehicles are next to the parking garage.
The underground garage comprises two floors with a total of 233 parking spaces as well as a sprinkler system and a ventilation system.

The Tenant Mix

The second floor of Building 1 is primarily occupied by health care professionals, while the retail space on the first floor is currently rented by a custom-kitchen studio, a recruiting company, a hearing-aid company, and a driving school, as well as a bakery.
Building 2 comprises seven distinct rental units, currently occupied by a restaurant, a publishing house of children’s books, an educational institution, and an art gallery.
In Building 3, there is a highly diversified tenant mix as well. In addition to three major tenants, which are engaged in fire protection, communications, and IT services respectively, the site hosts the neighborhood library, a large health-insurance company, and two additional educational institutions.

The Microlocation

The complex enjoys excellent public transit service; the S-Bahn’s “Torgauer Platz” stop is in the immediate vicinity. Downtown Leipzig and the main train station are only 5-6 minutes away.

Building features and amenities

Offices can be reached via the main hallway in the tower, elevators, or stairwells, and are outfitted with the necessary access and intercom systems. Electrical installations are primarily located in troughs in the subfloor.
